IAM is the term used for the management of credentials and access levels of authorised staff to company systems.

CIAM - Customer Identity and Access Management - is the term used for the management of credentials and access levels of third party customers to externally facing applications.

Multi Factor Authentication or MFA is when you use an additional code or other verification to log into a system, as well as your username and password.  A username and password can be leaked or stolen: having MFA is now a minimum requirement to keep your systems and applications secure.  

The old school way of getting into a system was to have a username and a password.  Often this would be for an internal network, and you had to be working from company offices.  With the internet, and mobile working, if you have only a username and password for your users, or even worse your system administrators, you are allowing for a far greater risk of compromise of your systems and data.  MFA is now the key requirement for system security for enterprise IT security standards such as ISO 27001.
